Job Title: VP - Mall
Salary: up to AED 65,000 plus family status benefits

Our Client is a leading Real Estate developer with interests in Property, Hospitality Retail, Food & Beverage, Leisure and entertainment.
As a result of their continued success and growth we are looking for a highly talented and experienced Mall Manager at senior level to join the team.
Key role is Mall Management & Retail Leasing, achieve targeted operational and financial performance objectives of the mall; Manage overall mall operations’; Ac-quire, negotiate and conclude license agreements with new and existing brands in line with the tenancy mix and budget; Achieve retail leasing targets for the year, as well as meet operational & financial KPI’s
Responsibilities
Retail Leasing:
\[ Lead all negotiations for both new and renewal lease contracts with tenants
\[ Work closely with SVP-Retail to achieve retail leasing targets, as well as meet operational & financial KPI’s,
\[ Ensure tenants comply with all documentary, financial and design submission criteria and timeframes. Ensure retailers submit documents in a timely fashion
\[ Prepare & review all necessary documentation to assist administration processes and timely execution of license agreements. Co-ordinate with internal departments. Drive correspondence and document execution through others.
\[ Manage & monitor renewals of License Agreements; all aspects of short-term leasing as well as promotional and/or marketing events for malls and other projects.
\[ Prepare dashboards for management reviews.
\[ Maintain competitor intelligence and product knowledge
\[ Contribute to strategy on the specialty mix &leasing standards & introducing new specialty retail partners to the malls portfolio by nurturing & strengthening long-term relationships with key brands
\[ Follow company policies and procedures for effective leasing of specialty retail space, and achieve sustainable revenue above target budget
\[ Manage the contract termination with tenants and repossession of leased space.
\[ Schedule and conduct visits of properties with potential clients and agents.
\[ Accurately prepare and thoroughly knowledgeable with all lease-related paperwork, from the application process through to final execution of licenses and lease agreements
\[ Identify root causes related to budget & actual variances of financial performance and make adjustments in the plans, if required.
Mall Management :
\[ Maintain mall policies & procedures and ensuring compliance by all stakeholders linked to part of the mall.
\[ Take accountability of mall’s financial transactions covering accounts receivables, payables and liquidity.
\[ Plan mall’s budget, control costs and perform budgeted vs. actual cost analysis for improvements.
\[ Ensure management of HR needs, hiring, evaluations and appraisals, work schedules and time management In-line with standard policies & procedures.
\[ Ensure all aspects of tenant relationship are carried out smoothly, covering actual handing over of the retail space to the tenant, fit-out project support, regular inspections for the safety checks, quick response to tenants’ requests, complaints and requirements.
\[ Ensure adherence with functional standards and schedules by all soft services related staff covering, security, housekeeping, landscaping, ambience, etc.
\[ Ensure proper planning of traffic, security, housekeeping, and parking arrangements for promotional events. Ensuring strict compliance with health, safety and environment standards (HSE) to avoid any incidents and regulatory violations.
\[ Develop and oversee performance of AMCs with the services’ / materials’ sup-pliers.
\[ Oversee purchase of capital equipment as per the mall’s requirement.
\[ Ensure implementation and continuous improvements in staff’s services standards.
\[ Ensure ERT (Emergency Response Team) remains prepared and efficient in handling emergencies and crisis situations.
\[ Plan events and ensure their success through optimum level of security, HSE, housekeeping and other related processes, as per the established guidelines.
\[ Coordinate with local and government authorities in the best interest of the mall.
\[ Ensure compliance with the mall’s standards and rules by the tenants, as stated in the ‘Mall’s Rules Book’ and timely communication of any changes in the rules.
\[ Ensure rollout of mall’s comprehensive marketing strategy, budget and calendars for the mall inc coordination with Marketing & Communications.
\[ Ensure finest service levels for customer are practiced by the customer services team under the light of defined customer services procedures.
