• Understand local market conditions and environment to develop plans by area in support of new store growth targets.
• Perform geographic research and survey to gather information required to create trade area map and to identify the suitable and profitable location of our Stores.
• Evaluate and recommend specific sites within identified trade areas for new store development and optimization plans for existing stores (expand, rebuild, relocate, etc.).
• Works with the RFC Manager, Construction & Sales team to identify / confirm proposed site which is suitable for our Operation.
• Complete and evaluate financial rate of return information to determine financial feasibility of new store site selection and existing store optimization activity.
• Develop a pipeline of site by working in partnership with Developers in the assigned growth area.
• Negotiate with the landlord or developers the rental price to ensure store profitability.
• Review negotiated contract terms & conditions with landlord, obtainment of the necessary documents such as built drawing, load capacity & Ejari, tawtheeq to ensure compliance with company guidelines, policies and procedures.
• Research, discuss and recruit Franchisee with or without existing store BTB.
