Duties:
- Providing independent advice on properties maintenance strategy
- Evaluation of Consultants and Contractors in a professional way and predefined criteria
- Establishing properties maintenance budget based on current market prices and operations requirements
- Participates in the formation and administration activities on property managers and maintenance contracts, from development of invitation to tender documents, through the bid, evaluate and commit cycle to recommendations for award and administration of awarded contracts in accordance with Company’s developed standard work process procedures and automated contract management systems.
- Maintains relationships with maintenance contractor’s personnel in order to resolve specific project problems, to be aware of current market conditions, and to inform bidders and contractors, when necessary, of the overall maintenance requirements.
- Analyzing maintenance contracts general terms and conditions to highlight areas of risk such as ambiguities, conflicts or deviations from the scope of work. As work proceeds, make recommendations to the HOD on the mitigation of these risks; able to closely monitor and support remedial actions and recommend appropriate trade offs.
- Process interim and final payments to Consultants/Contractors as per signed agreements and manage required variation orders.
- Controlling all maintenance expenditures for labor, equipment, material and services and ensures field operations are within the budget.
- Planning and establishing procedures to ensure all maintenance operations meet Funds/Portfolios requirements
