Job Role : Real Estate Property Manager / Property Consultant (Residential/Commercial Apartments)
Duties
• Oversee the daily operations of multiple residential properties.
• Manage facilities maintenance, collect rent, find renters when properties are vacant and handle evictions.
• Handle complaints, violations and other issues from residents and renters. Should also manage property expenses and perform bookkeeping duties as needed.
• Involved in creating and negotiating the terms of a commercial or residential rentals. This can include new rentals, renewals etc.
• From collecting rents to preparing eviction notices, should be involved in communicating with commercial or residential property renters.
• Keeping up to date with the relevant rental laws set out by RERA and any other guidelines by the land department, municipality and/ or other relevant government authorities.
• Ensure timely and efficient updates of all records on property management software including:
• Publish/ add/ update units including upload of landlord documents
• Tenants contracts
• Follow department procedure for all tenancy contracts and renewals including:
• Approve renewals only based on RERA/ landlord approval
• Registration of tenancy contract for Dubai Managed units through Ejari/ DIFC
• Prepare Ejari report and forward for reconciliation purpose to accounts.
• Monitor renewal notifications sent by property supervisors. Send reminders for notifications not sent
• Manage monitoring of forwarded contracts/documents for signature, rejected contracts, pending documents, etc. until it gets signed by Director of Operations/ Operations Manager/ Administrative
• Efficiently manage all routine correspondence on mail, phone and liaise with office drivers. Generate timely reports and corresponding analysis..
